What we cover with our HVAC maintenance service

Comprehensive HVAC Testing, Repair & Maintenance for Commercial Buildings

Whether you manage a single commercial premises or a multi-site national estate, phs Compliance delivers a full range of HVAC services to keep your systems running safely, efficiently, and in line with UK regulations.

Air Conditioning Testing & Inspection

Our engineers carry out thorough inspections of commercial air conditioning systems, checking for performance issues, refrigerant levels, electrical connections, filters, and overall system health. Regular testing ensures your units are operating as intended and helps identify faults before they develop into costly failures.

Heat Pump & Air Conditioning Leak Checks (F-Gas Compliance)

Any system containing fluorinated greenhouse gases (F-Gases) must be subject to regular refrigerant leak checks under UK F-Gas Regulations. Our certified engineers carry out these mandatory inspections and provide full documentation to demonstrate your compliance. The frequency of checks is determined by the CO₂ equivalent charge of your system. We can advise you on what's required and schedule accordingly.

Heating System PPM (Planned Preventative Maintenance)

Our planned maintenance programmes keep your systemsoperatingreliably throughout the year. Scheduled visits are carried out at agreed intervals to inspect, clean, and service key components helping to avoid unexpected breakdowns and extend equipment life.

Rather than waiting for a fault to occur, PPM allows issues to beidentifiedand resolved early reducing costly emergency callouts, extending asset life, and keeping your systems compliant. For businesses managing multiple sites or business-critical environments, a PPM contract provides peace of mind and budgetary certainty.

Ventilation System Checks

Adequate ventilation is a legal requirement in commercial workplaces. Our engineers inspect and service mechanical ventilation systems, checking airflow rates, ductwork condition, filters, and fan units to ensure your systems meet regulatory standards and provide a safe, comfortable environment for building occupants.

Reactive HVAC Repair & Emergency Callouts

When something goes wrong, you need a fast, reliable response. Our nationwide engineer network is on hand to diagnose and repair HVAC faults quickly, minimising disruption to your operations. Whether it's a breakdown in a critical production environment or a failed system in a busy retail store, we'll get you back up and running as swiftly as possible.

Compliance Reporting & Certification

Every visit is followed by clear documentation, giving you a full record of works carried out, any issues identified, and recommended remedial actions. This helps you maintain an audit trail and demonstrate due diligence to regulators, insurers, and stakeholders.

Frequently Asked Questions

How often should commercial air conditioning be serviced?

For most commercial systems, a minimum of two service visits per year is recommended - typically once before the cooling season and once before the heating season. However, the required frequency of F-Gas leak checks is determined by the CO₂ equivalent charge of the system. Systems with a higher refrigerant charge require more frequent checks, potentially every three months for larger systems.

Can you service HVAC systems across multiple sites?

Yes, we operate nationwide, with engineers based regionally across the UK. This makes us well placed to manage HVAC testing, servicing and repairs across large multi-site portfolios. From retail chains and logistics centres to corporate offices and public sector estates all under a single, consistent service contract.

We also have a dedicated national supply chain that supports our engineers across the UK, helping to guarantee a speedy response time for reactive callouts alongside PPMs.

Can I bundle HVAC maintenance with my other compliance services?

Yes and it's one of our key advantages. phs Compliance covers electrical installation and testing, fire safety, mechanical/HVAC, and security lighting, meaning you can consolidate your compliance requirements with a single provider.

This simplifies contract management, reduces costs, and ensures a consistent standard of service across all your building compliance needs.

What are the signs my HVAC system needs maintenance?

Look out for:

  • Weak airflow
  • Strange noises or smells
  • Uneven temperatures
  • Higher energy bills
  • Frequent cycling on and off
  • Poor air quality or excess dust

These usuallyindicatea failingcomponentor restricted airflow.

What areas of the UK do you cover?

We cover the whole of the UK so can respond quickly to urgent and reactive quotes, and deliver a reliable and efficient ongoing service agreement.
