Is PAT testing a legal requirement?

No, PAT testing itself isn’t a legal requirement, but you are legally obliged to keep electrical equipment safe and well maintained. PAT testing is one of the most effective ways to do this.

Employers and duty holders must ensure the safety of anyone using electrical items in the workplace. This responsibility is outlined in the Health and Safety at Work Act 1974and the Electricity at Work Regulations 1989.

 

How often should PAT testing be done?

It depends on the equipment and where it’s being used. For example, a lamp in a hotel room might be tested between 1 – 2 years. But a power tool on a building site, or something in a public place should be checked every 3 – 6 months. How often is based on potential risk.

How long does a PAT test last?

When you get a test done, you’ll get a certificate with an expiry date, and a label normally stuck on the plug. Early tests might be needed if something changes. For example, you move offices, and equipment is at risk of damage in transit. In cases like this it’s best practice to get another test done to be sure.

It’s important to be organised and book the tests in before they expire.

 

Is PAT testing a legal requirement for landlords?

No, PAT testing isn’t legally required for landlords renting out commercial premises. However, you do have a legal duty to ensure any electrical equipment you supply is safe and properly maintained.

If your tenants bring their own appliances, it’s typically their responsibility to test them. But if you provide items like kettles, fridges, or heaters, their safety becomes your responsibility.

While not mandatory, PAT testing is strongly recommended, it helps reduce liability, can support insurance claims, and protects tenants from harm. In the event of an incident, being able to show you’vemaintained appliances to a safe standard could be crucial.
