Why do I need to carry out Landlords Gas Safety Inspections?

The Gas Safety (Installation and Use) Regulations 1998 impose duties on Landlords to ensure that the gas system, boilers and appliances owned by them and used by their tenants are inspected for safety annually. These inspections must be carried out by law to ensure the safety of tenants within rented accommodation both domestic and commercial.

Who is responsible?

As a Landlord, you are responsible for the safety and wellbeing of your tenants as far as the use of gas appliances within your properties is concerned. Annual inspections of all gas appliances owned by you and used by your tenants are essential to ensure safety and compliance with the law.

What does it involve?

A GASSAFE registered engineer will attend your premises and carry out a series of tests on each gas appliance including a thorough visual inspection, functionality, pressure and operation tests. Any appliance that uses an extract system to remove combustion gases will also undergo inspection to assess the extraction methods suitability.

Who should do the work?

By law, it is essential that any Engineer carrying out gas work must be registered with GASSAFE who operate the current national gas register and hold the relevant qualifications or modules for the type of work being carried out. Will it impact on my workplace?

There will be some impact such as short periods of downtime on gas appliances and the loss of heating and/or hot water services for a period; however, with careful planning and strong liaison between you and your contractor, this can be conducted at a time that best suits your business. Be wary of contractors that tell you this work can be fully carried out without isolating gas appliances – it is impossible.

What will I receive?

Upon completion of any gas servicing or inspection work you should receive a report that details the following:

  • Installation details and characteristics
  • Appliance(s) information and test results
  • Schedule of items tested and inspected
  • Recommendations for any essential repairs

If you are not a technical person, then your contractor should be pleased to talk through your report with you and advise you of any further action required.

How much will it cost?

Gas servicing and inspection work varies in cost and is dependant upon the type of equipment, location, accessibility and size. Your gas services provider should be able to quote you from a “menu” of prices without having to carry out a survey. However, if you are unsure what is required, your contractor should be pleased to attend site to advise you and provide a quotations – always ensure you are aware of costs up front as minor repairs can often be expensive.

What could happen if I don’t do it?

There are many reasons not to do gas appliance servicing and inspections such as cost, inconvenience, or lack of knowledge. However none of these reasons will be accepted as a defence in the event that an accident, fire or death occurs. Aside from the threat of prosecution in the event of injury or death, surely the safety of your colleagues, employees, patients or belongings are reason enough to test and inspect gas systems at work.
